So, in preparation for selling the condo, one of the things that has to happen is a few repairs. One of those is the water damage to the dining room ceiling.

So, I’m going to give you some free advice when you design your house. Don’t design a dining room that shares a ceiling with a living room that shares a ceiling with a hallway that shares a ceiling with a kitchen. Because, when you need to repaint said ceiling, the entire first floor gets repainted.

Put in a piece of trim, change paints or finishes, raise or lower the height of the ceiling for dynamic effect … but don’t use one contiguous plane of ceiling, because 20 years later some poor schmuck like me is going to need a few square yards of repair and end up with 800 square feet of painting work too.
